Managing Property Tenancy, Rent & Lease Agreements

- Property Inspection
Coordinate a site visit with the owner or their representative.
Conduct a comprehensive inspection of the property and offer expert recommendations on minor improvements to enhance its market appeal to potential tenants or buyers.
- Agreement Finalization
Document and confirm all agreed-upon terms and conditions both verbally and in writing via email.
Our legal team will draft the rent or lease agreement in accordance with these terms.
Finalized management and rental/lease agreements will be forwarded to both the owner and tenant for review and signature.

Based on this, we will recommend the most appropriate and reliable candidates for your consideration.
- Tenant Confirmation & Payment Coordination
Once a suitable tenant is selected, they will be officially notified via email and phone. We will provide them with details on advance payments, deposit requirements, and any owner-specific instructions.
- Continued Communication & Move-In Support
You will remain informed throughout the tenant onboarding process, with continued support and communication beyond the move-in date to ensure a smooth transition
Rental Payments, Arrears Management, Eviction Support & Service Fees
- Direct Rent Transfers
Tenants will be instructed to deposit or transfer monthly rent directly to the property owner’s designated bank account, subject to the owner’s approval.
Confirmation of each payment must be sent to both the owner and INFINITY PLUS REALTORS via email or WhatsApp for transparency and record-keeping.
- Lease Terms & Security Deposits
We recommend lease agreements be set for a maximum of two years, with the option to renew based on mutual agreement regarding revised rent and terms.
A security deposit equivalent to 4 to 6 months of rent is encouraged. The final amount is determined by factors such as monthly rent, tenant financial standing, and mutual consensus between parties.
- Utilities & Maintenance Responsibilities
Tenants are responsible for:
- All utility bills
- Monthly maintenance fees or repair costs, as agreed in the lease agreement
Owners are responsible for:
Municipal taxes and rates
Major repairs or expenses beyond the agreed maintenance threshold
Invoices for any approved repairs or renovations will be submitted to the owner for prompt settlement.
- Monthly Financial Reporting
At the end of each month, INFINITY PLUS REALTORS will issue a detailed Statement of Accounts for the property owner. This will support both financial tracking and tax reporting purposes.
- Arrears Monitoring & Eviction Procedures
Rent payments are actively monitored to ensure timely collection. In the event of delays:
INFINITY PLUS REALTORS will follow up with tenants on the 5th, 10th, and 15th days past the due date
A dedicated team will engage tenants to resolve issues and keep owners informed of developments
In rare cases where resolution is not achieved, INFINITY PLUS REALTORS legal team is fully prepared to manage and execute the eviction process in accordance with applicable laws
- Service Fees
For property sales or tenant placements, INFINITY PLUS REALTORS charges industry-standard commission rates.
Legal fees related to drafting and registering lease/rental agreements will be charged separately.
A minimum six-month Management/Service Fee, calculated as a percentage of monthly rent, must be paid to INFINITY PLUS REALTORS upon signing a service agreement for property management.
Property Inspections
- Market Awareness & Property Inspections
INFINITY PLUS REALTORS will keep property owners informed of current local market rental rates to help align pricing with prevailing trends.
Regular property inspections will be conducted, if preferred a representative of the owner can be present at the time.
Updates will be provided through photographs, video recordings, or live video calls via WhatsApp.
This inspection clause will be clearly included in the rental agreement for transparency and consent.
- Maximizing Rental & Sale Returns
Our team works closely with owners to ensure that rental and sale prices are positioned for maximum return while remaining competitive and market-aligned.
- End-of-Tenancy & Renewal Procedures
INFINITY PLUS REALTORS will negotiate renewal terms that strike a balance between profitability for the owner and attractiveness to the tenant.
New lease agreements will be prepared and executed prior to the expiry of the current tenancy.
Before the tenant vacates the premises, INFINITY PLUS REALTORS will conduct a thorough final inspection to verify the condition of the property.
This process includes “before and after” photographic evidence, ensuring the property is returned in the same condition as originally handed over, in accordance with the lease terms.

- Post-Completion & Reporting
Upon completion, invoices will be issued to the relevant party (tenant or owner), as applicable.
The owner will receive photo documentation of the completed work to confirm quality and satisfaction.
